Rob uses AI prompts to enhance many areas of his life. He has even found great success when using it in his multifamily property investment business. Since he has dove deep into ChatGPT, Claude, and many other platforms, Rob has found the right formula for getting the most out of every chat session: RCRQ. He explains each letter of the acronym below:

AI Prompting Tips Step 1: R (Role)

First off, you need to tell your chatbot what its role is. Here are some examples:

  • “You are a successful multifamily real estate investor, with ten million dollars in property holdings.”
  • “Your real estate blog is read by thousands of readers every week.”
  • “You are a successful social media manager, and you consistently get millions of views per post.”

Step 2: C (Context)

Then, you will need to lay out your current situation. “I am currently struggling with getting more readers for my blog. Specifically, I need help with keywords and writing better titles.” The deeper you go with specifics, the better.

Step 3: R (Request)

After setting up the chatbot’s role and providing it with context on your needs, you are ready to make your request. Tell the app exactly what you are looking for, and let it do it’s thing. You will get an initial response which should at least scratch the surface of solving your problem.

Step 4: Q (Questions)

Ask the AI application to supply you with follow up questions to your request that could help it fulfill its role. Once you answer these questions, it should be fully equipped to assist you with your request. It may take awhile for you to answer each question. However, the more time you put in, the better AI can serve your needs.

Rob sets the stage by telling us about his VA and his on site team working together in order to create the spreadsheet. Through their efforts, they found that every multifamily property is different. Thus, he needs different prompts built for each one.

Some properties may have more units than others, but each one presents its own special scenarios. For instance, lets say one property called in a repair person, and they needed to make multiple trips. The spreadsheet itemizes each one of these trips. We could say the same about cleaners, as well as tenants that pay their rent in multiple installments. Each income and expense item is neatly organized.

ChatGPT Cancer Diet - cut sugar to slow cancer cell growthRob starts off the clip confessing his undying love of chocolate. It’s not easy with willpower alone to avoid overdoing the sugary sweets. Taking a more serious turn, Rob reveals his recent prostate cancer diagnosis. He received a low grade diagnosis, which his doctors believe will not prove fatal. Rob has options for treatment at the end of the year. He hopes to receive the TULSA procedure at the end of the year to remove the cancer. In the meantime, he wants to keep it from growing.

Specifically, Rob’s diet and exercise routine are key to keeping the disease at bay. He uploads all of his test results to his “cancer fighting mentor” ChatGPT. One fact he never considered is that sugar causes many kinds of cancer cells to grow. Therefore, he cut out his post workout scoop of glucose. For a younger man, that may help with building muscle. However, at Rob’s age and cancer status, it should be avoided.

Rob’s goal of starving his cancer’s sweet tooth wasn’t easy. He researched all of the workout supplements and foods he was taking in, and found hidden sugars in each one. By uploading their ingredients lists to ChatGPT, he also found out that he was taking supplements with redundant active ingredients. Removing some of the unnecessary pills and powders did not just help his ChatGPT Cancer Diet Plan. It also saved him a lot of money!
